Only 144 Mbps instead of 250Mbps

Hi Everyone,
Sorry I don't speak good deutsch so I am posting my question in English here.
I switched to telekom in November 2021 with the Magenta Zuhause XL plan from M-net. The service guy had visited me and told that they have 250Mb/s speed available in my building so I signed up for switching.
The connection switch went smooth and I bought a Fritxbox 7590 to use with the Telekom connection. In the first month I didn't check the speed so much and also I had to travel so I was not in home to use and check the internet speed.
When I returned I checked the speed and I could only get maximum of 135 to 140 Mbps on my mobile speed test. So I checked the fritzbox settings and noticed that the fritzbox reports the maximum connection speed as 149 Mbps.
I registered a complain and a technician visited me. He also checked the speed at the port with his own instrument and got 149 Mbps as reported by fritzbox. He didn't spoke English so I was not able to interact and get the exact details of the problem. But he told me to contact the central office so I reported a second complain.
Still I have not received any information on my complain.
I was also visited by a second guy from telekom who came for feedback in general and I informed him about my problem. He then told me that I should report this with screenshot of the speedtest to the telekom support and ask for electrician technician.

Could you provide us with a screenshot from the Fritzbox menu "Internet/Spektrum" with shown "Minimum und Maximum". This would be helpfull to think about the reduction of the transfer rate.

You did insert your profile data already. Did you also name a telephone number, showing the times you are available by phone? This would help a Telekom member a lot in case she he wants to contact you by phone.

Your Fritz!Box calculates an attainable datarate of 149 Mbit/s, this is much less than what is to be expected from a loop on 234 meters long. While the issue may very well be caused by issue in Telekom's part of the wiring or by a defect in the electronics no DT's part, such problems are often (in most cases, I'd say) caused by issues on the customer's premises.
Do you happen to use Powerline modems, i.e. devices that transport a network connection over mains power lines? These systems share the same frequency range with VDSL and they operate at high power levels, hence they often are the source of interference on VDSL lines.
Not all types of cables used for phone wiring inside the house are equally well suited for VDSL. VDSL uses high frequencies, much higher than many cables made during the analog phone era are designed for. Would you be able to take off the front cover of your " TAE " phone socket (the one that your ruoter is connected to) and upload a photo of the stands of wiring connected to the socket? The colors of the strands are an indicator of the cable type and thus may hint to potentential issues with the wiring.

VDSL does not like passing through unused TAE sockets or passing through cables with stubs connected in parallel. Do you know if there are additional TAE sockets in your appartment that may be unused but are still connected?
